Salt wind cuts planting into a wedge, sand drains faster than anything can drink, and every fixing corrodes. A render draws a still, sheltered, freshly built version of a site that is none of those things.

Wind shear is the shape of the garden

On an exposed shore, prevailing wind and airborne salt cut everything into a wedge that slopes away from the water, with brown burn on the seaward face and healthy growth behind it. That silhouette is the coastal look, and a generator will not produce it: trained overwhelmingly on sheltered inland gardens, it returns upright, symmetrical, full-crowned specimens standing in still air. So the first structure is a filter, not a feature — a permeable slatted fence or a tough outer hedge that takes the burn while everything behind it becomes possible. Solid panels are worse than useless, since wind lifts over them and drops harder on the other side. Coastal sites also read a half zone or so milder than inland ground on the USDA Plant Hardiness Zone Map, which flatters a plant list that wind and salt will still finish off.

Sand holds neither water nor food

Free-draining coastal sand is the opposite problem to clay. Irrigation runs straight through it, nutrients leach with the next rain, and a bed that looked generously watered in the morning is dry by afternoon. The answers are unglamorous: organic matter worked in and topped up annually, more frequent and shorter irrigation cycles rather than long soaks, and a heavy mulch — bark or shingle, since fine material blows away. It also changes what a lush render implies. A generator will fill a dune-front plot with dense hydrangeas and thick lawn because that is what a garden looks like in its training data, and reproducing that on sand means permanent irrigation and feeding rather than a planting that settles in and copes.

The fixings fail before the plants do

Salt air attacks metal continuously, and a render shows every deck, rail and light fitting in its first month forever. Within a few seasons, ordinary galvanised screws bleed rust streaks down timber boards, 304 stainless pits and stains where 316 would have held, powder-coated steel blisters wherever a chip lets salt underneath, and cheap furniture frames corrode at the feet where they sit wet. None of it is visible in an image and all of it is a specification decision made before anything is built: 316 stainless or hot-dip galvanised hardware, marine-grade cable and fittings, hardwood or properly treated softwood, and a hose-down routine that costs nothing. On the coast, the maintenance budget is a hardware question long before it is a horticultural one.

Some of the ground in the picture is not yours to change

Coastal development is regulated through state programs established under the federal Coastal Zone Management Act, and near the shore those programs bite on ordinary domestic work. Florida's Coastal Construction Control Line regulates structures and activities seaward of it precisely because they can destabilise dunes, cause erosion or block public access — grading, planting, fences and decks included. A render has no notion of any of this. It will flatten a dune to open a view, cut a path straight through the grasses holding the sand together, and place a terrace on ground where a permit is required or nothing may be built at all. Check the line and the local rules before the design goes further than a photograph, not after.

Reading a coastal render honestly

Keep the sheared plants already on site in the frame when you photograph it. They are the only evidence of wind direction in the picture, and a render that quietly straightens them has answered a question you did not ask. Frequently asked questions

What plants survive salt spray?

Species adapted to the front line rather than tolerant inland ones: dune grasses, bayberry, rugosa rose, juniper, some pines, and low silver-leaved mounding shrubs whose foliage sheds salt. Extension guidance consistently rates junipers and most pines as more tolerant than spruce or hemlock. Nothing is immune, so the planting is arranged in ranks, with the toughest material taking the exposure.

Do I need a permit to landscape near a dune?

Often, yes. Coastal states run permitting programs under the Coastal Zone Management Act, and in Florida work seaward of the Coastal Construction Control Line is regulated because it can destabilise dunes or affect public access. Grading, fences, decks and even planting can be covered. Ask the state coastal office and the local building department before designing anything.

Why does metal rust so fast near the ocean?

Airborne salt settles on surfaces and keeps them electrochemically active far longer than rain alone would, so corrosion runs almost continuously rather than in bursts. It attacks fasteners, coating chips and welds first. Specifying 316 stainless or hot-dip galvanised hardware, keeping coatings intact, and rinsing metalwork with fresh water are the practical defences.
